Is there a gate?
Yes. First and Main is a gated community with a car gate and a pedestrian gate. Residents receive the current gate codes at move-in.
What utilities are included?
Power, water, and sewer are included in your rent. Internet and TV streaming are included too, and garbage and lawn service are taken care of. There are no utility accounts to set up when you move in and nothing to cancel when you move out.
Is there a washer and dryer?
Yes. Every condo has its own washer and dryer.
How does trash work?
The on-site dumpster is picked up Monday, Wednesday, and Friday. Please place all trash inside the dumpster, break down boxes, and help keep the trash area clean.
Where do I park?
Park in any common parking area, and please be respectful of neighbors. Keep drive lanes, sidewalks, and shared areas clear.
How do I pay rent?
Rent is paid online through the AppFolio resident portal. Card payments carry a processing fee from the payment provider: 3.49% for credit cards or $9.99 per transaction for debit cards.
What if my rent is late?
Rent is due on the 1st of the month. A $75 late fee applies after the 5th, and an additional late fee equal to 10% of the monthly rent applies after the 10th. If something comes up, reach out to Management early — we're much easier to work with before rent is late than after.
What are the quiet hours?
Quiet hours are 11 PM to 6 AM.
Can I move in early?
Only with Management's written approval. Please don't plan on early access unless you have that approval in writing.
When do lease renewals happen?
Renewal conversations start in September. Management will reach out about renewing for the next lease year — no need to do anything before then. If you already know your plans or have questions sooner, call or text 205-657-7465.
What should I know about moving out?
Move-out is by 12:00 PM (noon) on your lease end date. Take all of your belongings, remove all trash, and clean the condo — kitchen, bathrooms, and floors. Return all keys, your gate remote, and your mailbox key. Leave the property-provided items (Nest doorbells, thermostats, and security equipment) in place; Management handles keypad resets. Since utilities are included, there's nothing to cancel with utility companies. Full move-out instructions are sent to each resident before their lease ends.
